Dutch-speaking Real Estate Partner on the Costa del Sol – Belgian Guidance When Buying Property in Spain

The Costa del Sol has for many years been one of the most sought-after regions in Spain for those looking to purchase property abroad. Locations such as Marbella, Estepona, Benahavís, Fuengirola and Málaga combine a stable property market with a wide range of new-build developments and high-quality residential projects.

Buying a property in Spain works differently than in Belgium or the Netherlands. The Spanish notary, for example, does not carry out an extensive check of building permits, possible debts or the correct registration in the land registry. In addition, purchase costs, taxes and administrative obligations differ per region and per type of property.

As a Dutch-speaking real estate partner on the Costa del Sol, we guide our clients from A to Z. This means: a careful selection of projects, a clear explanation of all costs and obligations, follow-up until the notarial deed and support after the purchase.

Our approach is not based on a quick transaction, but on building a long-term relationship with each client.

Belgian foundation and professional framework

In Spain, the profession of real estate agent is not strictly regulated. In Belgium, however, it is. Our office holds an official recognition with the Professional Institute of Real Estate Agents (BIV 501511).

This Belgian foundation means that we work according to clear professional standards, with attention to transparency, accurate information and responsibility towards our clients.

Most intake meetings take place in Belgium, at one of our offices, at your home or via video call. During such a meeting, you get to know our working method and can already be introduced to our area managers on site in Spain for a first meeting.

Our offices in Belgium ensure that we always remain close and accessible. For us, this close connection with Belgium is important: it guarantees continuity and a trusted point of contact throughout the entire process.

Careful selection of real estate on the Costa del Sol

The real estate market on the Costa del Sol is extensive and diverse. This requires a critical selection.

We only include projects in our portfolio that have been positively screened in advance for:

  • Valid building permits
  • Bank guarantees for new developments
  • Legal compliance
  • Reliability of the developer
  • Technical quality and level of finishes

Only when these checks are positive is a project presented to our clients. In this way, we limit risks and create a clear framework for a well-considered purchase.

The Costa del Sol as a versatile real estate region

The Costa del Sol stretches along the southern coast of Spain in the province of Málaga and includes a wide range of municipalities, each with its own character and price level.

Well-known locations such as Marbella, Estepona, Benahavís and Fuengirola attract international buyers, but lesser-known areas also offer interesting opportunities, depending on budget and objectives.

The region combines:

  • International accessibility via Málaga Airport
  • A stable real estate market with international demand
  • New developments as well as established residential areas
  • Opportunities for personal use and investment

From west to east, price levels, target audiences and rental yield potential differ considerably. Some municipalities focus more on luxury villas and golf residences, while others emphasise modern apartments or residential living.

We guide our clients throughout the entire Costa del Sol and assess together which location and type of property best match their plans.

Living on the Costa del Sol

The Costa del Sol combines coastline, nature and international infrastructure within relatively short distances. Within one region, you will find beaches, marinas, golf resorts, protected natural parks and mountain areas. This variety means that different municipalities have a completely different character.

The western part of the Costa del Sol is known for its international atmosphere and residential areas, while the eastern part often feels quieter and more traditional. Between both lies the vibrant city of Málaga, which in recent years has developed into a cultural and economic hub of the region.

In addition to the climate, with more than 300 sunny days per year on average, accessibility also plays an important role. Málaga International Airport connects the region directly with numerous European cities.

A wide range of international schools, hospitals, sports facilities and a well-developed road network ensure that the region remains active throughout the year.

Buying your property in Spain in 8 clear steps

Purchasing abroad requires structure and clear guidance. That is why we work with a transparent step-by-step plan that guides you through every phase: from the first meeting to follow-up after purchase.

1. Intake meeting

During a personal meeting, we map out your wishes, objectives and budget. You can ask all your questions and we explain matters such as purchase costs, taxation and regulations. This can take place at one of our offices in Belgium (Antwerp or Knokke), at your home or via video call.

2. Discovery trip

Based on your criteria, our area managers organise viewings and appointments at various projects and properties that match your preferences. This gives you a clear view of the possibilities and of the region, which our colleagues know inside out. After each visit, everything is reviewed together with you in Dutch.

On the Costa del Sol, this guidance is provided together with our local area managers, Jef and Sébastien. Jef has more than 25 years of experience in the real estate sector in this region, and Sébastien also knows the market, developers and urban planning developments thoroughly.

3. Dream property found

Have you found your dream property and are you convinced of your choice? We guide you through every step of the process. From the first viewing to closing the deal, we ensure that you feel fully supported. A reservation contract is drawn up, removing the property from the market and reserving it specifically for you, allowing you to proceed with confidence.

4. Private purchase contract

The purchase is legally recorded through a binding private purchase contract. The price, payment schedule, delivery terms and conditions have all been transparently communicated beforehand and are clearly included in the agreement.

5. Completion and follow-up

In the case of new developments, our area managers closely monitor the progress of the construction works and provide you with regular updates on the evolution of the project. They are your eyes and ears on site in Spain. Before final completion, we check together with the involved parties whether the property has been finished in accordance with the plans and agreements.

6. Notarial deed

The purchase is officially completed with the signing of the notarial deed. We guide you through this final step and ensure a correct and careful handling of the process.

7. Registration and administration

After signing, we take care of the registration of the property and all administrative formalities. This way, you do not have to worry about paperwork and can fully focus on your new home.

8. Aftersales

Now it is time for you to enjoy the Spanish sun. Even after the purchase, you remain supported. Our area managers and Steffi, responsible for aftersales, are ready to assist with practical matters, utilities, furnishing or further administrative follow-up.

From the first contact to long after the purchase, we stand by your side to make the entire process as smooth and pleasant as possible. You dream of a property in Spain — we take care of the rest.
