Former head of the Belgian Special Forces, Carl Vorsselmans, will soon open a real estate office in the Netherlands together with his partner, Freyke Van Looveren. This move follows the rapidly growing interest of Dutch buyers in Spanish real estate. “Our Belgian offices now welcome more Dutch clients than Flemish ones,” Vorsselmans told VJ.


With offices in Antwerp and Knokke, NB-ESTATES has been assisting buyers looking for a property on the Spanish coast for several years. According to Vorsselmans, expanding into the Netherlands is the logical next step. Demand from Dutch buyers has been steadily increasing for quite some time and has now surpassed demand from Belgium. He wants to be closer to his clients and is currently negotiating potential office locations in Amsterdam-Noord, Leiden and Utrecht. A final decision has not yet been made.


According to figures from the Spanish General Council of Notaries, Dutch buyers became the largest foreign purchasers of residential property in Spain for the first time in 2025. Last year, they purchased 6,289 homes, overtaking traditional buyer groups such as Germans and Britons. Most purchases took place on the Costa Blanca and the Costa del Sol.


Vorsselmans is not surprised that so many Dutch buyers are choosing Spain. “It offers sunshine almost all year round, excellent food and outstanding accessibility. That makes the decision an easy one. Moreover, properties in many regions are still more affordable than in other popular European destinations.”


Trusted property developers

Vorsselmans' clients include both private buyers looking for a second home and investors. He is also seeing an increasing number of Dutch Box 3 investors who have sold property in the Netherlands and are looking for investment opportunities in Spain. In addition, NB-ESTATES works closely with property developers along the Spanish coast, giving buyers access to new-build developments that are already available during the pre-sales phase. “All reputable property developers in Spain are our clients,” says Vorsselmans.


Vorsselmans has been working as a real estate agent since 2018. It was a remarkable career change. After studying in Spain, he fulfilled his childhood dream by joining the Belgian police. He became head of the federal police special units for the provinces of Antwerp and Limburg. During that period, he purchased a holiday home in Tenerife himself. As he had little confidence in the local real estate agents, he decided to manage most of the purchasing process on his own.


Not long afterwards, childhood friends asked whether he could also help them purchase a property in Spain. It did not stop with just a few requests. As demand continued to grow, he eventually decided to turn his experience into a profession. Together with his life partner, Freyke Van Looveren, whom he met during his police career, he further expanded NB-ESTATES. Today, the company focuses entirely on assisting international buyers with the purchase of Spanish real estate.


Although Spanish real estate is currently more popular than ever, buyers are often promised unrealistic returns and are given the impression that investing is completely risk-free. Vorsselmans explains: “Helping people properly is part of who I am. The truth always comes out eventually, so I make sure everything is clear right from the start.”


That is why every client journey begins with an in-depth conversation about the buyer's wishes and the local regulations. These regulations differ considerably from one region to another. In some areas, holiday rentals are permitted, while in others there are strict restrictions or short-term rentals are not allowed at all. By making this clear from the outset, he aims to prevent buyers from facing unpleasant surprises later on.
